Homes England appointed the TibbaldsCampbellReith JV to lead the Reserved Matters planning submission for a new residential-led development following a technical due diligence assessment and previous outline planning permission. The 23-hectare greenfield site has outline planning permission for up to 390 dwellings, formal and informal public open space and two new vehicular access points, with a net developable area of 12 hectares. The proposed development is designed to preserve protected views of Ripon Cathedral and Studley Park and maintain a landscape buffer and ecological mitigation zone around the site periphery.

GIS supported the technical due diligence works, illustrating the site constraints and existing site levels. Initial modelling was completed within GIS of the proposed attenuation basins to determine storage potential volumes and assist with the proposed drainage design. Cross sections were created based on LiDAR data to highlight the necessary cut and fill required to comply with the maximum slope allowable for the proposed residential development platform. Ground investigations were planned based on the site constraints and proposed development. These determined the depth of bedrock across the site. Cross sections were produced to illustrate how the proposed changes in site levels relate to the existing geology.
