Land at Manydown, Basingstoke

The Basingstoke and Deane Local Plan was adopted in May 2016 and includes an allocation for 3,520 homes on green field land at Manydown as part of Basingstoke and Deane Borough Council delivery of 15,300 new homes by 2029.

The Site is on 333 hectares of land to the west of Basingstoke and will create new communities that compliment and integrate with Basingstoke and the adjoining villages of Worting and Wootton St Lawrence. New social and physical infrastructure is to be provided, including two primary schools and community facilities, local shopping facilities, sports and leisure facilities including provision for a country park and new pedestrian, cyclist and vehicle transport infrastructure.

The North Wessex Downs Area of Outstanding Natural Beauty lies to the northwest of the Site and the eastern site boundary largely follows the alignment of the Winchester to Silchester Roman Road. Bronze Age, Iron Age and Roman Heritage assets are present within the site and two Roman enclosures which are designated as scheduled monuments are present in the northeast of the site.

CampbellReith was appointed as part of the Tibbalds CampbellReith Joint Venture to coordinate the Environmental Impact Assessment (EIA) and produce the Environmental Statement (ES) for the outline planning application. In addition to coordination of the EIA, CampbellReith was responsible for the production of technical assessments and ES chapters for ground conditions, community and social, and water environment/drainage.
