CampbellReith was appointed by Homes England to assess and review remediation requirements for a former industrial site located in an area of historic mining in the North East of England.

Homes England purchased the Former Baxi Heatings Works site as part of the Starter Homes programme to bring forward previously commercial sites suitable for housing.

Historically the River Calder ran through the site prior to it being used as a heating works and CampbellReith were appointed to assess the geotechnical risk to the site and to produce an outline planning application to a housing developer prior to development.

Geotechnical hazards identified at the site comprised former underground coal mining, significant thicknesses of Made Ground related to the site history, the presence of soft and compressible Alluvium and a shallow groundwater under significant artesian pressure. Utilising our technical expertise and local knowledge, our geotechnical team alongside our environmental and civil teams produced a Desk Study, Coal Mining Risk Assessment from which we were able to produce recommendations for a cost effective, phased ground investigation and remediation strategy.

Historic mine records and field data was assessed and a 3D model produced utilising a combination or rotary core and open-hole drilling.
