Bourne Business Park is a new build office forming the third phase in this out of town business park near Weybridge.

Phase 3 comprises two separate office buildings of 113,021 ft2 with an ancillary retail unit providing cycle parking and cafe facilities.

CampbellReith provided structural, civil and geoenvironmental services for the project. The buildings are to be constructed in reinforced concrete on a 9m x 7.5m grid.

Options studied also included steel frame and post tensioned reinforced concrete options to determine the most economic construction. Grid configuration has also been explored with the Architect to minimise columns within the floorspace.

The building plot contains a 480 space surface car park. This is drained using SUDs methods to limit the amount of in ground attenuation required. Permeable asphalt is also used to allow infiltration techniques to be used.

Detailed discussions have taken place with the Environment Agency in respect of the above and also in relation to the site Flood Risk Assessment.

The site has historic uses which have caused contamination in the ground over the years. CampbellReith assisted the client and contractor in producing an economic remediation strategy, minimising the removal of spoil from site.

The sustainability and wellbeing features of the building have achieved a BREEAM Excellent rating. The project won the BCO 2018 best commercial workspace award for the South of England and South Wales Region.
