The site was originally occupied by a former public house in the north end of the site together with ancillary car parking. A substantial mature London Plane tree is located within the car park approximately 12M high and has a TP order.
The building was therefore located in the northern sector of the site and was arranged as partly 2 and partly 3 storey giving a net internal area of 18,800ft². The foundations comprised piling ground beams and a beam/block suspended ground floor. The superstructure comprises a steel frame with compositely designed Slimdeck floors.
The building partly encroaches inside the national tree root protection area and the Arboricultural Consultant insisted that surface water be piped to the roots under the building and this was achieved by diverting some of the roof run off to that location.
