Herons Creek is a property located on the eastern shore of Bosham Hoe, West Sussex, that overlooks Chichester Harbour.
The Client’s brief focused on open plan living and an uncompromised view of the surrounding countryside. The inclusion of large areas of glazing into the rear elevations coupled with strict limitations on building height imposed by the Planners presented the most significant engineering challenge; to achieve the large clear spans required without the need deep structural floor zones.
The Engineers at CampbellReith engineered a solution that enabled a precast concrete floor system to be adopted with structural steel members concealed within the depth of the floor itself.
Detailed structural analysis had to be undertaken to ensure that the proposed floor system met the requirements for dynamic response to ensure that vibration was not an issue.
The ground conditions presented further challenges. Being located close to the harbour, a high water table coupled with the presence of soft ground resulted in the need to adopt a piled foundation solution.
The structural design of the house was undertaken using 3D design software and the drawings produced in autodesk Revit to enable these to be imported into a full Level 2 BIM model. The results were impressive and proved that BIM can be adopted for complex domestic schemes as well as large multi-storey framed buildings.
The house was completed in 2011 and won a Sussex Heritage Trust Award for design.
